Two FIRs in a week against Sushma Group promoters in Zirakpur over stalled projects and unpaid dues

Two FIRs were registered within a week against Sushma Group promoters, including Bindupal Mittal, Bharat Mittal and Prateek Mittal, under IPC sections 420, 406 and 120B for alleged cheating, criminal breach of trust and conspiracy in separate real estate deals in Zirakpur. The first case involves Major General Rajan Kochhar and his wife’s Sushma Belleza flat; the second involves Satinder Pal Singh and Amrit Kaur, who invested in Sushma Empiria and Sushma Pristine through intermediaries Karamjit Singh and Gurdeep Singh of Ekonkar Consultants, with Navdeep Singh, and included promised six-year possession and fixed monthly returns that were later reduced, along with alleged restricted office access and security measures as investigations proceed.

An earlier complaint filed in December 2025 by the Kochhar family was withdrawn after the builder allegedly assured a refund, but the promise was not fulfilled.

Under the first case, possession of the 3BHK flat in Sushma Belleza on PR-7 Road was to be delivered by August 11, 2024; the complainant alleged no progress at the site and demanded either possession or a refund.

In the second case, Satinder Pal Singh and Amrit Kaur were persuaded to sign revised MoUs in June 2024 due to delays attributed to the Covid pandemic for two commercial projects, Sushma Empiria and Sushma Pristine.

Major General Rajan Kochhar and his wife booked a 3BHK flat in the Sushma Belleza project on PR-7 Road for over ₹1.04 crore and paid around ₹98.25 lakh via bank transfers and cash.
